99 Pond Mills Road is a rental apartment project providing new housing at various levels of affordability. Located across from the Thames River and Thames Valley Parkway, the building mass is articulated with incremental steps, addressing the bending street and river below. Entrances on both sides of the building are fully accessible and present a porch-like welcome with inset canopies. The sawtooth façade orients units north and east, offering balconies and living rooms across all 12 stories views of the river and valley. This highly energy-efficient, 110-unit building is comprised of one and two-bedroom rental units – 40% of which are fully accessible.
